Voting Question: A question regarding seriousness of damp in a house I may potentially buy?
I am in the process of buying a 2 bedroom terraced house built in 1900. On viewing the property we found what we thought was damp on the internall wall. The estate agent told us that damp had been found and needed a dpc injection and work estimated at 2,500 but this was under guarentee. The guarentee was due to a prior 15 year injection. We proceeded with purchase thinking the issue was only small. The valuation and Homebuyer survey said no damp readings could be found and that this earlier estimate (3 months prior) identified damp due to wet emulsion on newly painted walls. We were pleased at this prospect and therefore continued. However when asking a close friend who is a builder to investigate a crack in the roof void we found a completely different story. Using a damp meter pressing it agaisnt the effected walls we found maximum readings of damp on all the walls bar the front facing. This was very visible due to stains on the wall just above the skirting board. Within the rooof void we found loose brickwork and bad purling, the outer chimney breast was soaked with water. On the roof is 6-7 broken tiles, ridge tiles at chimney breast 3 are broken. In the top bedroom we have also found maximum readings of damp which we feel may be due to water entering the house via chimney. My question is that if the chimney and roof is sorted and another dpc injection takes place via the guarantee is it likely that this problem could be rectified or is it a situation that could potentially be far too risky and worth avoiding?

I live in a 1930’s semi, i have lived in 4 other house and never had this problem before. It seems to be the front bedroom that is worst affected, the small window in the bedroom and on the landing is left open 24/7 but doesn’t seem to help.
This is are second winter in this property it happened last year too, the xmas decoration boxes fell apart last year when we got them out of the loft. My house belongs to the local housing association, i had them out and they have said its basically something that happens,just to leave the window open, cook with lids on saucepans, put the cold water in the bath before the hot etc.
I don’t feel happy with this answer, I have 2 young children,its nowhere near as cold as it will be and my son has a bad cough already.
The window are double glazed and the house has a fibre glass cladding on the outside.I have even looked at all the house the same as mine in my street and the village where i live i can see anyone with the same problem, all my friends and family don’t have this problem.
Can anyone give me any advice on my situation and anything i can do to get my landlords to look in to it properly?

It all started when I went to feed our horses. Yeah…feed my horses, exciting right?. I would like to tell you it happened on a eclipse or some big event or even on the night of the full moon when the hobo’s run wild. but it didn’t. It just happened on another Saturday when I went to feed our three horses. It was a dark and cold night were ice formed on the water troughs edge and the rain threatened to turn to snow. I reluctantly trudged out to the barn in my barn boots and a heavy jacket with a bucket in hand. The horses were huddled in a corner of the pasture ,, their breath coming out steamy in the cold air. I called to them and they came running , ready for something to eat. I put them in their stalls and filled the buckets with feed. A chilly howl echoed in the forest behind our property and I looked around nervously hoping I wasn’t going to become the first Kid’ burger deluxe on the hungry wolf menu. I had fed them and was on my way back to the house when my simple, care-free life soon became long and complicated. There was a wolf in the yard. He was a big male wolf, black fur with white paws. His blue eyes seemed to pierce mine so much I wanted to look away. I stood stock still and my blood turned to ice. What was I going to do? If I ran he was likely to chase me down easily , if I just stood there he would eat me still. That left about ZERO options left , great now what? Then he started trotting toward me. My life flashed before my eyes .. but strangely they weren’t the things I had expected to see. I saw a cheese burger , my dog , me riding my bike yesterday and a pickle. Just your normal life-flashing-before-your-eyes scene right? WRONG but I didn’t have to long to think about it because the wolf was now right in front of me.
People have asked me “what’s it like having a huge wolf coming toward you with big teeth” I replied “ Like having someone in a white mask with a chainsaw say they are going to kill you ,then run at you.” … Terrifying! And like a stupid person who believes if she strikes a conversation with an animal it wouldn’t tear her limb from limb .. . I asked the wolf “Uh….Can I help you with something?” It blinked at me and cocked its head as if surprised that I could talk. “Great”, I muttered , I’m talking to a wolf that can’t even understand me and will probably eat me any minute now” “You would be surprised what can happen in this world” a voice said. Okay to say I didn’t jump six feet in the air and have my heart stop momentarily would be a lie so I’m just going to admit that’s what happened. Also It suddenly it acquired to me that I didn’t scream or call for help. Smart cookie aren’t I? I looked around to see who had snuck up on me. But all I saw was myself and the wolf. “I’m going insane”, I told myself. “Not really”, the voice said again. “ Okay , I said , I am officially creeped out on the whole no-body-here-but-someone-is-talking ,thing.” I looked down at the wolf who strangely seemed to have his left eyebrow cocked. “There is no way on earth it could have been you , I whispered, its not possible.”
The wolf seemed to have a little grin on its face. I could believe what I saw happened next but I know that it will stay in my brain forever. He looked right at me and said “ Oh it’s possible.”
Thats the first chapter. Any suggestions? Please be gentle haha like a dog I learn from positive reinforcement but I will take all suggestions.
