Resolved Question: I want to buy a condo, which types appreciate better?
I’m stuck between a 2500sq ft 2br/2bth on the 2nd floor of a 1920s building with formal dining room, great room with lots of potential, guest bed, master bed, large kitchen with butlerpantry, library/den and unobstructed water views for $$. It has the potential of being exceptionally posh and is ideally suited for traditional furniture or antiques.
or a 1300 sqft 2br/2bth that’s waterfront, on the corner, with a great room (living dining kitchen) and two bedrooms with ensuite bath on the 10th floor of a 1970s building for $, with the option of buying both it and the next condo for the same combined price and size as the first condo in the 1920’s building. the combined floorplan would be a den and guest room on one side and a large master and guest room on the other side seperated by a very long living area (living, dining, kitchen). this building has floor to ceiling windows and would look fabulous with a modern style.
They are cheap enough that for half of the price of a nice new small middle class house across state lines, i could own both apartments.
I’m buying in a relitively nice area and prices are at least 90% off of comparables in NYC and LA.
I really want to buy something that will really be special in 20 years.
Which condos typically did the best in larger cities? Ones on the higher floors of the building, terraces, waterviews, park views, high ceilings, lots of square feet, the building style? Is it just generally a crap shoot and fickle to evolving tastes?
Which styles age better in the long term: fancy moulding and marble or sleek lines and granite?
My friends generally tell me their tastes, and my real estate agent just wants me to buy something more expensive and i can never get a straight answer.

I am a 32 year-old single professional relocating to Miami. I’m looking for a condo similar to what I have in Atlanta, and great neighborhood in terms of the people and culture. Here is my ideal place (in order of priorities), any suggestions???
-Downtown, Miami Beach or Cocoanut Grove
-$1200-1800 lease
-High-rise waterfront view
-Not touristy, has culture, arts, diversity, easy access to shopping, convenience
-Upscale, newer condo with stainless steel, granite, hardwoods, pool, etc
-Safe part of town / good security
-Friendly people
I would really love to be ON the beach, but it seems pricy, Yet, the convenience of downtown seems great as well. Kind of torn…..which place will suit all my needs? Thanks!!!!!!!!

Resolved Question: Why do most think rich kids or private school kids are the “party” kids?
I don’t get it. I am in high school & everyone calls me the poor little rich girl. And everyone (especially Hollywood) make it out that the private school kids or “rich” kids are the partying type. That is SO not true. I never party or do drugs. I drink sometimes, but everybody does. Actually, I don’t think I am rich at all. People are so funny about what makes somebody rich. I laugh, because people call me the rich kid because of stupid things like: parents bought me a car, we live in the best part of town, we live in a waterfront community, our condo is worth $1 million, I have the master bedroom with walk-in closet and bathroom, I have an iPhone and laptop, I wear preppy clothes (AE, Hollister, Tommy). Whoa! Right? Such a joke. I am SO not a rich kid. I would love to be a rich kid, like on the show The OC - Marissa Cooper or Seth Cohen. We are so totally average. And it’s always the kids who are not the “rich” kids and don’t go to private school that are the “party” type. Trust me, I know. I mean, my private school is like a bubble. We study, study, study and join school clubs. I am student council president, on the swim team and a cheerleader. Yeah, a total “party” kid right?
